Our ability to exchange promptly and release funds to the vendor allowed us to secure the property at a below market price thereby allowing us to trade the property, providing an immediate return on the investment.

This Freehold end of terrace house in need of refurbishment and subject to two separate AST tenancies was exchanged and purchased within 10 days. We rehoused the occupiers which allowed us to dispose of the property to a young couple looking for their first family home.

Lechmere Road was purchased as a Joint Venture with a longstanding Client and Investor. This was a probate purchase, being bought from receivers. The longstanding tenants had ceased paying Rent to further complicate matters however the transaction which was successfully completed within 14 days with the tenant issue resolved between exchange and completion.

This purchase of a retail unit with a residential flat and unattached garage took account of the area (which is the happiest place to live in the UK!) and our analysis of Rents that could be achieved with a longer-term view. Although at point of acquisition this appeared a largely dry income producing investment of shop and uppers, the property has significant potential for Rental uplift through rent reviews and separation of shop and flat.

Having worked with the executors to ensure a smooth and easy purchase, we received the grant of probate and exchanged in Early May 21. Using the time for probate to be granted, though our wealth of connections, we were able to find the perfect buyer who decided to reconfigure, modernise and retain the flat for their family portfolio.
